A. With off-plan investments, the greatest risks are generally associated with non-completion and lost deposits. If you’re considering an investment in property, we strongly recommend that you verify exactly where your deposit payments will go. Will they be passed to the developer to support the project’s cashflow, or will they be held safely in escrow until the development’s completion? Bear in mind that money held in escrow will be much more easily recoverable in the event that the project runs into unexpected problems or delays.

It is also worth considering what sort of off-plan development is being proposed. For example, new- build schemes can sometimes entail more risk because of their greater scope. By contrast, off-plan conversion projects are based on buildings that are already standing. As a result, redevelopment works will often pose fewer risks in terms of delayed planning consents, complications with services or groundworks, and other similar issues.

A. Unlike most investment companies, we don’t include speculative figures in our estimates of the returns that a buy-to-let property will deliver. For example, we don’t include exaggerated predictions of the capital growth that a property might achieve; we stick as closely as possible to verifiable market data.

For example, we base yield forecasts on just two factors: the property’s sale price and the annual rental returns you’re likely to achieve. In some cases, rental estimates will be based on the returns that the property itself is already achieving. For off-plan conversion projects, estimates will be based on the values currently being achieved by existing properties of a comparable size and quality in approximately the same location.

Based on our industry experience and our in-depth research into local market conditions, we expect all our developments to produce above-average rates of capital growth. However, no one can accurately predict how prices will change over time and, consequently, we don’t believe that such forecasts have any place in financial illustrations for investors.
